  • Professional Photography- capturing the best views and angles of your home and highlighting the beast features. This is necessary for making your home stand out on the internet, capturing the consumer’s attention.
  • 3D Floor Plans- essential for giving the buyers a complete portrayal of the home’s measurements, angles, layout, and understanding of the property. This allows them to visualize what it would be like to live in the home, similar to a 3D virtual tour (also included).

When is a good time to Sell?

Statistically speaking, the best times of year to sell your home are spring and summer, when there is more buyer activity. However, since the housing market is constantly fluctuating, it is always best to consult with a trusted REALTOR ®, like myself, to get an accurate assessment of the current market conditions at the time you are planning to sell.  Various factors like school schedules, vacation buyers, and weather, all play an important role in buyer demand.

Some other factors that can influence selling your home:

  • Your personal circumstances: If you need to sell your home quickly, you may be willing to accept a lower price. However, if you have more time, you may be able to get a higher price by waiting for the right buyer. Your motivation for selling will play a crucial role in getting your home listed and sold for top value in your market.
  • The condition of your home: If your home needs repairs, you may want to wait until you have had a chance to make the necessary improvements. Buyers are more likely to be interested in a home that is in good condition. ALWAYS speak with a REALTOR® before making improvements to your home. A REALTOR® will advise you on what repairs are necessary to sell your home, and which ones will add the most value to your home given your specific area.  You always want to choose to repair or upgrade the items that will give you the most return on investment.  What is going on in a local market will directly impact what improvements you need to make and how you need to price your property to maximize its value.
  • Your budget: If you are buying a new home, you may want or need to sell your current home before you start looking. This will give you more time to find the right home and the funds necessary to leverage and negotiate a good price. Your home is likely your most valuable asset. It is understandable that you would want to get the most money for it, especially if you have put a lot of time and money into maintaining the property.
